BR24 – Emergency Repairs That Occur Out Of Hours<\/b>\u00a0<\/span><\/p>\n\u00a0Monday to Thursday 5pm to 9am and Friday from 4pm until 9am Monday are classed as OUT OF HOURS.\u00a0<\/span><\/p>\n\u00a0Please call BR24 on: 0800 783 7937<\/strong>\u00a0<\/strong><\/span><\/p>\nWhen contacted BR24 will make arrangements for contractors to attend to emergency repairs. BR24 will also contact Caledonia Housing Association staff if the situation is serious. Please do not call this number to report a routine or other non-emergency repair.\u00a0<\/span><\/p>\n\u00a0<\/span><\/p>\nTypes Of Repairs & Maintenance<\/b>\u00a0<\/span><\/p>\nRepairs are split into emergency and routine so we can fix there most urgent first. There are also some repairs that are the responsibility of the tenant.\u00a0\u00a0<\/span><\/p>\nExample Non Emergency Repairs:<\/b>\u00a0<\/span><\/p>\n\n- Internal joinery repairs e.g. kitchen unit door with loose hinges\u00a0<\/span><\/li>\n
- Doors or windows sticking or causing a draught\u202f\u00a0<\/span><\/li>\n
- Minor issues with toilet e.g. water running into the toilet pan\u00a0<\/span><\/li>\n
- Loose brickwork or brickwork has eroded\u202f\u00a0<\/span><\/li>\n
- Loss of one light\/power socket\u00a0<\/span><\/li>\n
- Repairs to plasterwork\u00a0<\/span><\/li>\n
- Extractor fans broken in kitchen or bathroom\u00a0<\/span><\/li>\n
- Pest control (unless infestation)\u00a0<\/span><\/li>\n
- A hob or oven not working (unless no alternative available)\u00a0<\/span><\/li>\n
- Dripping taps\u00a0<\/span><\/li>\n<\/ul>\n

- Total loss of heating in winter months\u00a0<\/span><\/li>\n
- Taps that cannot be turned off and are running at full flow\u00a0<\/span><\/li>\n
- Uncontainable water leak\u202f\u00a0<\/span><\/li>\n
- A home being insecure because of fire, police activity, harassment, domestic violent or if the property is empty\u00a0<\/span><\/li>\n
- Serious roof leak or a major structural failure\u00a0<\/span><\/li>\n
- Total loss of hot water (for vulnerable customers)\u202f\u00a0<\/span><\/li>\n<\/ul>\n
